New Build Warranties
A New Build Warranty, otherwise known as Latent Defect Insurance or a Structural Warranty, is an important piece of paper on all new developments as it is a requirement for mortgage lenders during the purchase and refinance process.
A Latent Defect Insurance policy is an insurance that allows the home-owner to make a claim should there be an issue with the structural integrity of their new build, or converted, home due to issues with workmanship, product or design, for a period of 10 years following practical completion.
As well as providing an insurance element to give piece of mind to homeowners, and lenders alike, the Warranty provider will conduct a thorough technical audit to ensure that the property has been constructed, or converted, to an expected standard – in effect rubber stamping the property as being built to a good standard, free of defect.
This ultimately ensures that the property complies with section 6.7 of the UK Finance Mortgage Lenders Handbook and accepted by lenders upon purchase or refinance.
